Kings Aire offers our residential customers a Preventive Maintenance (PM) Agreement to prevent future problems and unexpected costs. A PM keeps your heating and air conditioning system operating at most efficiently for the coming cooling or heating season. Here’s how it works:

  1. We will schedule two planned maintenance inspections per year, usually one in the spring and one in the fall.
  2. After inspection, we will advise you of any needed repairs. Labor and parts for repairs are not included in the PM. However, as a PM residential customer, you receive a 10% discount on all parts as well as preferred scheduling.

AIR CONDITIONING AND HEATING

FALL / WINTER INSPECTION

  • Clean or replace filters
  • Blow out condensate drain
  • Check for gas leaks
  • Lubricate all motors (if applicable)
  • Cycle furnace
  • Perform carbon monoxide test
  • Check thermostat operation
  • Check safety controls
  • Check ignitor for proper resistance
  • Inspect all electrical components
  • Measure and record AMPS on motors
  • Make recommendations for any needed repairs

SPRING / SUMMER INSPECTION

  • Clean or replace filters
  • Blow out condensate drain
  • Check refrigerant level
  • Inspect for refrigeration leaks
  • Lubricate all motors (if applicable)
  • Check belts and bearings
  • Check thermostat operation
  • Check safety controls
  • Inspect evaporator and condenser coils
  • Inspect electrical disconnect, control wiring and electrical connections
  • Measure and record AMPS on motors
  • Make recommendations for any needed repairs

EVAPORATIVE COOLING AND HEATING

FALL / WINTER INSPECTION

Cooler shut-down includes:

  • Drain cooler
  • Drain water line
  • Disconnect pump and motor
  • Install cooler cover (if customer has one)
  • Install damper on cooler

Heater start-up includes:

  • Remove furnace damper
  • Turn gas on and check for leaks
  • Clean or replace filter
  • Light pilot or check glow coil
  • Visually inspect all electrical components
  • Lubricate indoor blower motor (if applicable)
  • Check operation of thermostat
  • Cycle furnace
  • Perform carbon monoxide test
  • Check all safety controls
  • Make recommendations for any needed repairs

SUMMER / SPRING INSPECTION

Heater shut-down includes:

  • Close damper at furnace
  • Shut gas valve off
  • Unplug furnace

Cooler start-up includes:

  • Remove damper and cooler cover
  • Sweep and vacuum cooler
  • Inspect motors, pumps, and lubricate bearings
  • Inspect pads and belts
  • Install overflow and connect water
  • Check float operation
  • Cycle cooler and perform an operation inspection
  • Make sure pads are wet evenly
  • Make recommendations for any needed repairs
